Site Analysis
An architect checks it for you. Before you sign anything.
the paperwork,
the planning rules,
the ground itself.
“It’s legal. I’ve got the papers.”
“They built one just down the road.”
“My friend bought here. No problems at all.”
The seller. The neighbour. The recommendation. Charming people, mostly good intentions. None of them has read the planning rules for that plot.
A Site Analysis tells you before the deposit. Not after.
Half a plot you can’t build on.They bought a plot by the sea. The coastal law keeps a strip along the shore free of houses. Half their plot is inside it. Still theirs. Just not for building.
€169,000 before the first brick. To grant the licence, the town hall asked them to build the street first. The road, the water, the electricity. All paid by the owner. The house is still waiting.
A house on protected ruins. They were about to buy. Then I checked. The house stood on protected ruins, and nothing could be done with it. That’s why they walked away.
The third one checked before signing.
The paper
Is it what they say it is?
The rules
What can you build?
The ground
What can’t you see on a viewing?
GreenBuy it. You know what you can build and roughly what it costs.
AmberBuy only once these points are solved. You get the list, to ask the seller or to negotiate.
RedDon’t buy. And you’ll know exactly why.
A written report in plain English. Photographs of the plot, taken on site. A call to go through it.
21 minutes together. You tell me about the plot and what you want to build. I tell you whether a Site Analysis makes sense.
You send the plot. The listing, the reference, whatever the agent gave you. You can still be in the UK.
I check it. Paperwork, planning rules and the ground itself, with dust on my shoes.
Your report*. In 7 working days, with the colour on page one. Then a call to go through it, question by question.
*When the town hall or another office needs to answer a query, the clock waits for them. You’ll know on day one if that’s the case.

I’m Raquel. I love a complicated plot. The more restrictive, the more I enjoy solving it.
I’ve been doing this for over 25 years. Around 1,700 families are now living in the home they worked so hard for.
So if you want a second pair of eyes that asks the awkward questions, a straight answer with no sugar-coating, and a purchase where you know exactly what you’re getting, let’s talk.
I don’t take commission from sellers, agents or builders. If you buy or you walk away, my fee stays the same. That’s the point.
From €1,200. Every plot is different: size, location, how much paperwork there is to untangle. We agree the fixed fee on the first call, before any work starts.
Your lawyer checks the purchase: title, contracts, the legal side of the sale. I check what you can build on it, and what it will take to get there. They answer different questions, and you need both answers.
Yes. You can still be in the UK when we start. I walk the plot, you get the photographs and the report, and we talk it through on a call.
Then it’s done its job. Better to lose a plot on paper than your savings on the ground. And you’ll know exactly what to look for in the next one.
It’s built for land you want to build on. If you’re looking at a house you want to extend or rebuild, tell me on the call and we’ll see what needs checking.
Got a plot in mind?
Twenty one minutes. You, me and the plot. Then you decide.
Book 21 minutesSite Analysis from €1,200.
P.S. The point of checking isn’t the plot. It’s the Tuesday you’ll spend on it.
